Thesis / Project Title

PUBLIC HOUSING WITHIN INNER CITY AREAS: The Case of

the affordable housing estate at Park Road,Ngara

Thesis / Project Abstract (Max 250 words)

Housing has in the last 5years become a topical issue in Kenya with the Government getting actively and directly involved in the provision of affordable housing for lower income groups ranging from KShs.0 to KShs 150,000. In this regard, a number of strategies have been put in place and they include provision of free public land, bulk infrastructure and tax incentives by the government; strategic partnerships with the private sector and capping of market prices for the houses that are developed. The study sought to establish the effectiveness of these strategies in meeting the needs of inner city housing using the case of the affordable housing estate in Ngara. It established that whereas the affordable housing policy adequately addresses many social, economic and environmental aspects of adequate housing, there has been a lapse in the implementation of the same. The study found among respondents, most of them were well-to-do middle income civil servants who have benefitted from a mortgage scheme run by the Civil Servants Housing Scheme Fund under the Ministry of Housing. It also found that social ills such as gentrification and population flight have happened. Environmentally, the study established that there is significant impact given increased use of motorized transport and construction material choices. The study thus

recommended that implementation of the policy for future projects be taken more seriously.
