URBAN RENEWAL STRATEGIES FOR NGARA
Cities world over, in response to social, economic
and environmental factors, have been undergoing
constant changes; either growing, declining or under
going massive restructuring C
ouch (1990). This has
happened differently in different cities. Dev
eloped cities exhibit deindustrialization whereas developing
ones experience growth in industrial activity. Decay and
blight are the major impacts of the changes in
the developed cities as the population engage in
more technological advancements and hence
abandonment of the old industrial activity and buildin
g stock. On the other hand, the developing cities
exhibit outward growth and urban sprawl due to
the bulging population and attraction of industrial
activities.
Nairobi City, Kenya is an example of a rapidly dev
eloping city. The process of recent and ongoing urban
development has had various negative impacts on the quality of
living and the image of the city. This has
been as a result of the overwhelming population i
ncrease which result in massive demand of housing and
other developments. Responding to this demand, investors
often tend to overlook the basic regulations
that appertain to urban development as they seek to maximiz
e profits. As a result, the city has been
undergoing major challenges in transport, poor sa
nitation (sewerage and drainage), environmental
degradation, pollution, extinction of urban
open and green spaces among other
s. Hiding under the veil of
matching up to this demand and modernizing the city, trad
itional architectural urban character is lost
through demolition and reconstruction of completely new buildin
g lacking in character especially in low
class neighbourhoods w
ithin the city.
This study therefore develops to un
derstand these changes in the urba
n built environment of the Ngara
area, Nairobi. Its main objectives are to find out ho
w the area has declined and
the appropriateness of
the upcoming developments in the area in terms of
meeting urban design principles.
It therefore starts by
establishing the aspects of
urban renewal grounding it on historic
al development and the various renewal
approaches. Practices of urban renewal in the
other parts of the world; developed and developing are
investigated in a bid to establish the apt way of u
ndertaking renewal projects. The study also investigates
various urban design prin
ciples established by variou
s urban design thinkers that come in handy in
preparation of urban renewal des
ign projects and programmes.
